  • What can happen if I don't maintain my HVAC System?

    Every system and surrounding conditions are different. Its hard to know what's going to happen on each system without putting eyes on it. A system that hasnt been maintained could lead to the following...


    -Lost efficiency, more breakdowns, home damage, interrupted comfort, Shorter equipment life, lost $$ spent on service repair calls.


    1. Debris build up on evaporator coil, blower wheel, reducing airflow and cooling capability that could lead to blower motor failure and higher energy cost because of longer run times, and more of a strain on the motor that is trying to push the air.
    2. Water damage to the home. Units that have never been maintained have probably never had their drain lines cleared. Organic growth can clog a drain and force water to drain outside of the equipment. Without having a safety float switch installed, (to shut your unit off in the event of a drain issue, forcing you to call an Hvac professional with service fees attached) or tested for functionality, the drain water could find its way to your ceiling or other finished home surface and cause serious damage. The amount of humidity in the air during monsoon season can increase the amount of water your system drains, and is usually the most common time that home damage occurs. Save money on restoration cost and gain peace of mind by clearing the drains, and testing the safety float switch (some systems have not had these installed during install, which is recommended) at no additional cost during a CM maintenance.
    3. Your system could become unreliable. Every part and piece in an Hvac system serves a function. Some parts can wear themselves out below the manufacturers recommended tolerance levels increasing the risk of equipment failure that could come with costly repair fees if equipment fails at an inconvenient time for you. Thoroughly testing every component in a CM maintenance is a good way to catch reliability issues before they happen saving your equipment on wear and tear, and saving $$ by avoiding costly service fees.
    4. Energy consumption increase. There are a multitude of reasons that an Hvac system could take more $$ to operate. besides lost efficiency, you could have longer run times trying to meet the thermostats set point because of a leaky duct system, loose or torn ducts, leaky refrigerant system making it hard to cool efficiently, undersized return air intake, worn insulation blocking airflow, uninsulated ducts, dampers closed, clogged filters etc. Putting eyes on the entire system can sometimes be the only way to make sure that everything is operating as intended, potentially saving the homeowner $$.
    5. To much or not enough refrigerant. Some systems are installed when the proper conditions of charging a system with refrigerant weren't possible. You can get close under some conditions but close isn't as efficient as it could be. Not enough refrigerant is less efficient than to much refrigerant but to much refrigerant can create more wear and tear on your equipment, and neither is as efficient as the equipment was designed to be. Checking your charge during a CM maintenance is a good way to make sure that your refrigerant levels are correct, potentially saving you $$ and wear and tear on your Hvac system in the hopes for a longer equipment life.
